As part of the management program a number of measures for changing the profile of the tourists have already been taken as the aim is to attract more and more solvent guests. Through the golf projects Sozopol will attract serious investors for partners. The municipality will provide terrains of between 500 and 1,000 decares and will also assist the investors in buying private plots of land.
According to the forecasts the future sport complexes will also include additional private terrains in order to satisfy the increasing interest on the part of the investors.
We have advantages over the other municipalities therefore we will manage to build our golf complexes faster, Sozopol Municipality’s Chief Architect Roumen Alexandrov said. The municipality’s strategy also includes the construction of a big amusement park over an area of 300 decares in the zone between the Sozopol-Bourgas road and the bay near Gradina camping site.
Airport and purifying stations
The three golf courses will be complemented by an airport whose runway will be 1,800 m long – sufficient to service small planes.
The Sozopol Airport will be situated between the villages of Ravna Gora and Izvor which has also been included in the general structure plan. The Municipality is expecting to attract great interest on the part of the investors.
It is already certain that the land around the airport will be re-grouped in order to secure sufficient terrains. The data shows that the terrain is extremely suitable for an airport as there is already an agricultural airport there that is not functioning but which can be used as a basis for the new airfield.
The municipality also has great plans regarding the infrastructure in the area of Ravna Gora, Izvor and the other villages around them. In the next couple of years all the problems related to the water-main network, the sewerage system and the streets in these areas will be solved.
The purifying station in Sozopol will also start functioning by 2010, as local purifying stations are planned for the golf complexes and their construction has been coordinated with the Bourgas Regional Inspectorate of Environment and Water.

The data shows that the pace of price increase was twice faster than in 2006, thanks to a good mortgage market, relatively high annual revenue of properties and the weak impact of the world financial crisis in Bulgaria. The number of property deals in 2007 is expected to reach 292 000.
The property market stimulated construction development, Pari said. The sector ranks among the fastest developing in Bulgaria in 2007 with a growth of 15 per cent on annual basis.
According to the Bulgarian Construction Chamber, the sector turnover would reach 11 billion leva.
Bulgarian Entrepreneural Chamber in Building president Nikolin Gavrailov said that the lack of modern apartments, retail and administrative buildings caused the construction boom. The investment growth in tourism, production and the need for a modern infrastructure also stimulated construction, he said.

The idea is based on the experience of big European port towns. “The realisation of the project will result in a unified transport centre providing a quality service to the public and will offer an opportunity for the development of a yachting port in Burgas”, announced Petar Mutafchiev, Minister of Transport, in June, immediately before the discussion.
He emphasised that this will be the first inter-modal transport complex in Bulgaria. The next one will be built in Varna. “The construction of the transport centre will contribute greatly to the development of tourism and stimulation of business”, added the Minister.
There are two possibilities for financing the project - from structural funds of the European Union or through public-private partnership.
The three architectural designs plan to relocate the existing coach station in order to open the central pedestrian street "Alexandrovska" to the sea; a harbour station; a yachting port; commercial zone and entertainment and attractions areas. The key characteristics of the new transport centre are the sea elements and a unique character, and the ambition is to make this new zone the emblem of the town.

The route will be serviced three times weekly on Tuesdays, Thursdays and Saturdays from Sofia airport to London Gatwick. The virgin flight will be conducted on November 6. A month ago London-registered low-cost carrier Wizz Air, the first no-frills carrier to enter the Bulgarian market, announced the launch of new flights from Sofia to Dortmund. This is the airline's third route from Sofia. It also services flights from the Black Sea airports of Varna and Burgas.
Germanwings, Easyfly, Sky Europe, My Air, Air Italy and Norwegian Air are the other low-fare airline companies conducting flights from the three Bulgarian airports.
Data shows that no-frills airlines account for about 40-50% of the aviation market in the country.

Reporting from Parliament, Bulgarian news agency BTA said that Parliament had agreed that foreigners and foreign legal persons not permanently resident in Bulgaria will be able to acquire land for a second home after the expiry of the term set in Bulgaria’s EU accession treaty. Moreover, a foreign state or intergovernmental organisation will be able to acquire ownership of land and buildings and limited real rights over immovable property in the country on the basis of an international treaty, a law or an act of the Cabinet, Parliament decided.
Foreigners who acquire ownership rights over forests or forest stock land tracks through inheritance under a law but do not meet the conditions of Bulgaria’s EU accession treaty will have three years to transfer their ownership rights to persons eligible to acquire them unless otherwise provided for by another law. After this period the state will have the right to buy the forests or forest stock land tracks at prices set by a Cabinet ordinance.
Foreigners and foreign legal persons will have the right to ownership of forests and land in protected areas, provided these are not exclusive state property, under international treaties ratified by Parliament by a two-thirds majority, observing the requirements of the Protected Areas Act, the Agricultural Land Ownership and Tenure Act and the Forests Act in line with the terms and conditions laid down in Bulgaria’s EU Accession Act. Foreigners will also be able to acquire ownership of forests and land in protected areas, which are not exclusive state property by inheritance. Foreign states cannot acquire ownership of forests, land and water basins in protected areas, Parliament decided.
Citizens of the EU who are agricultural producers wanting to establish themselves permanently in Bulgaria and have been registered under BULSTAT will be able to acquire ownership of land and forest property for farming. The data is taken from a research made by Global Property Guide, a real estate analysis website.
According to the research rental prices in Sofia are the lowest (1100 euro per sq m) compared to the prices in other 40 European capitals.
Among neighbouring countries the most expensive is Turkey, where selling prices of apartments in Istanbul are about 2467 euro a sq m. Turkey is followed by Romania's Bucharest ( 2350 euro a sq m).
Bucharest' residential property selling prices exceed those in Brussels (2150 euro a sq m) and Athens (1833 euro a sq m).
Europe's most expensive capitals are Monaco where a sq m of luxury apartment could be bought for no less than 24 900 euro.
In Prime London prices of luxury property is about 14 522 euro.
However, Sofia is among the capitals with the highest yields in Europe - 10.56 per cent. Only yields Chisinau (14,13 per cent) and Warsaw (13,28 per cent) are higher. Because rental returns depend on risk to some extend, Europe's high yielding countries are in the east, Global Property Guide said. Other factors for high rental returns in a particular country are relatively recent arrival of the market economy, high interest rates and relatively underdeveloped mortgage markets.
Global Property Guide shares its concern about the fact that nowhere in Europe rents are keeping pace with the constantly increasing property prices. Rental returns about or below 4 per cent is considered to be "a danger signal". The capital Sofia remains the most expensive housing market with average prices adding 10% to 1,341.8 levs/sq m in 2006. Varna is a close second with 1,316 levs/sq m (+10% y/y), Burgas with 1,227 levs/ sq m (+5%), Plovdiv with 940 levs/sq m (+9%) and Stara Zagora with 915 levs/sq m (+18%).
Vidin, in North-western Bulgaria, was the most buoyant market in 2006, appreciating by a hefty 65%. It is followed by Lovech (+48%) and Smolyan (+40%).
The price surge in Vidin is conditioned by the launched construction of a new bridge linking the Bulgarian city with Calafat on the opposite bank of the Danube river.
The boon for the housing market in Smolyan comes from its proximity to the booming Pamporovo ski resort where residential estates fetch 800-1,000 euro/sq m.
Although the Bulgarian capital commands the highest housing prices, homes in the cities in the greater Sofia area could be had for as little as 412 levs/sq m. 2007-01-17 04:44:35 Budget carriers increase flights to Bulgaria Low cost carrier Wizz Air Monday announced it will add new destinations to and from Bulgaria with its summer flight timetable. Starting in June, Wizz Air will fly from Bulgarian coastal city Burgas to Budapest, Katowice and Warsaw. Flights to Budapest will be available from another Bulgarian coastal city, Varna. It the moment, Wizz Air flies only to London from Burgas, a route serviced by rivals Bulgaria Air, Hemus Air and British Airways.
The carrier expects to fly 150,000 passengers to and from Bulgaria in 2007.
Budget carrier Sky Europe recently said it was launching a Mon-Sat Sofia-Vienna route from March 26.
Sky Europe marketing and sales director Krasimir Tanev expects the share of no-frills carriers of Bulgaria's aviation market to increase from 7-8% at present to 20% by the end of 2007.

In the January-November 2006 period, Bulgarians took a total of 3 847 683 trips abroad, or a 1.85 per cent decline year-on-year. The largest number of Bulgarian citizens travelled to Turkey.
European Union countries continue to be Bulgaria’s most important generating market for international tourism with a relative share of 52.23 per cent.
The end of the year saw the appointment of Yordan Radev as chairman of the Bulgarian Convention and Visitors Bureau. Radev, who has been executive director of the International Fair – Plovdiv since 2001, is expected to help this new segment of Bulgarian tourism to develop at a fast pace. As the government is aligning Bulgaria's visa regime with EU standards, visas will be dropped for the citizens of North Ireland, Canada, Australia, and Mexico.
The same rules will apply for the residents of Honduras, Panama, Nicaragua, Costa Rica, Salvador, New Zealand, and Guatemala, who will be allowed to enter and stay in Bulgaria solely upon a valid passport. The decree will take effect from September 1.
The Government also approved a set of proposals to amend the Visa Agreement with Turkey. Turkish citizens could stay 90 days with a single or multiple transit visas. Until now they were allowed to enter the country for 30 days upon invitation. This is regulated in the government’s bill on the entry and stay of EU citizens and the members of their families in Bulgaria. The bill regulates the rules and procedures for EU citizens and members of their families to use their right of free movement and stay in EU member states as well as the restrictions to the rules with a view to public order, public security and public health. EU citizens and the members of their family who are not residents of EU member states will have all rights and obligations under Bulgarian laws and international treaties signed by Bulgaria, except for those under which Bulgarian citizenship is required.
The document regulates the types and periods of stay: short-term – up to 3 months; long-term – from 3 months to 5 years; and permanent – over 5 years. In case of a short-term stay, EU nationals need only an ID card or a passport. In order to stay for more than 3 months in the country, they have to acquire a long-stay certificate issued by the National Police Service and to be hired or self-employed in Bulgaria; to prove they have sufficient finances to cover their expenses or to be enrolled in legitimate educational establishments. The long-stay application form has to be filed at the National Police Service within 4 months of the arrival date. It is issued on the same day and is valid for an indefinite period of time.
The bill also regulates the restrictions to the entry and stay, relevant to public order, national security and public health. When a person uses counterfeit ID documents, the bill provides for fines as well as when the person prevents the competent bodies from carrying out a check.
